For decades, single-family zoning meant one house, one deed, one shot at equity. Between 2020 and 2024 the state dismantled most of that. What follows is not a loophole. It is the law, and cities are required to approve it.

The process

From an address to a stamped set.

Feasibility

You send the address. We pull zoning, assessor, and utility records and write up what the parcel allows. About one week.

Design

Site plan, floor plans, elevations. We use a pre-approved standard plan where it fits and draw custom where it doesn't. Three to six weeks.

Permit

We submit, track the corrections, and argue the code where we have to. The state clock is 60 days per review cycle.

04

Build

Build with us as licensed general contractor, or take the stamped set to your own builder. Either way the drawings are yours.
